A strong reputation, and an expanding capability to take on the upgrade of ageing timber fenestration, has led to Associated Steel Window Services (ASWS) being appointed as a specialist sub-contractor for the refurbishment of 28 St George Street in Mayfair, London, where the company has a sizeable team striving to fulfil a compressed programme.
Vert Projects is carrying out the Cat A and Cat B fit-out across seven storeys of the Georgian style office building. The planned improvements are targeting a BREEAM Excellent rating, along with an EPC A certificate, which will require the performance of the 20-year-old timber windows to be optimised. Additionally, with the ambition to attract a high-profile tenant, the finished appearance of the fenestration was also of prime importance.
Safiyya Dedap, Vert’s Quantity Surveyor during the early stages of the project, commented: “I had got to know ASWS’s strengths in the field of window refurbishment while working for a previous employer. ASWS is very easy to work with in terms of the quality it achieves and has good communication skills – and is super-quick too! The company definitely has the necessary skills and work is progressing well.”

The Operations Director for ASWS, Kris Bennell, reflected: “28 St George Street is a beautiful building in the classic style. We are currently involved in carrying out a full refurbishment, replacement of all staff and parting beads as well as all other draught strips. We are also undertaking a full redecoration, as well as applying a perimeter silicone and silicone top-cap to all the windows from ground level up to the fourth floor, around two elevations plus the lightwell. Although there was already a good specification for the project, there was a necessity for us to provide Repair-Care resin repairs, which many of our fitters and carpenters are now trained in. All of the ironmongery is being replaced with new Strada fittings, and we are on target for the planned completion date in September.”
While ASWS has been pioneering a new five-coat in-situ redecoration service for heritage windows, the condition of the St George Street project did not warrant this level of upgrade, so the intervention mainly involved spot-priming and the application of two top-coats with all elevations being finished in a white.
